Crescent Real Estate, a renowned leader in luxury development, recently launched Atten Hill, Horseshoe Bay’s newest exclusive residential community. Recognizing our proven expertise in marketing to high-net-worth buyers, White Hat was engaged to develop and execute the marketing strategy, craft compelling messaging, produce high-quality assets, and bring the project to market. Currently, we are implementing a multi-channel approach—including digital, social, print, event, email marketing and more to generate awareness, interest and sales.



The Challenge
At the start of the project, Crescent Real Estate faced several challenges. As a new development, Atten Hill required a robust marketing strategy to effectively reach its target audience and generate excitement around its launch. The goal was not only to establish credibility for the project but also to create meaningful engagement that would translate into qualified leads and early sales. Additionally, Crescent wanted to introduce an exclusive Founders Program for the first 15 buyers, offering high-value incentives while ensuring this initiative aligned with the overall brand positioning of exclusivity and luxury.
In a competitive market filled with other high-end developments, Atten Hill also needed to differentiate itself by emphasizing its unique features. From its location within the Jack Nicklaus-designed Summit Rock Golf Course to its stunning homesites with protected views and access to world-class amenities, the challenge was to craft a compelling narrative that resonated with affluent buyers. This narrative needed to highlight not only the community’s luxurious offerings but also Crescent Real Estate’s legacy of excellence and financial stability.
The Strategy
To ensure a successful launch, we developed a comprehensive strategy focused on building excitement, driving engagement, and establishing credibility for Atten Hill. Central to this was the creation of an exclusive Founders Program, offering early buyers premium benefits valued at over $300,000, including first choice of homesites and access to Summit Rock Golf Course. This program emphasized urgency and exclusivity to attract affluent buyers.
We also implemented full-scale marketing tactics, including professional photography, private tours, cinematic videos, and targeted digital campaigns on social media and email platforms. These efforts highlighted Atten Hill’s unique features—stunning landscapes, world-class amenities, and future developments like the Summit Rock Clubhouse. By pairing Crescent Real Estate’s trusted reputation with compelling storytelling and high-quality visuals, we positioned Atten Hill as the ultimate luxury lifestyle destination in Horseshoe Bay.
The Results
White Hat’s efforts successfully positioned Atten Hill as Horseshoe Bay’s most exclusive residential community while driving significant engagement and lead generation. The Founders Program was met with enthusiasm, generating immediate interest among affluent buyers eager for early access to homesites and premium benefits. Within months of launch, several Founders packages were secured, validating the program’s appeal.
